Squibb Group, Transport for London’s contractors, are on track to clear the garages and former housing office as well as reinforcing the wall next to the railway line, ready for Fenwick South to be built next Spring.

FESTIVE FUN @ NUMBER 66 WILLINGTON RD

Join Jasper and Kristel from make:good and fellow Fenwick residents for fun and games, mulled wine and delicious homemade refreshments at The Hub on Tuesday 11 December. Whether you’re a regular or it’s your first visit, we’d love to see you there!

The event also marks make:good’s last Tuesday session at the hub for 2019, but Jasper and Kristel will be back with more gardening and craft activities for all from Tuesday 15 Jan.

There will be free food and drinks provided, but feel free to bring a dish or drink to share!

INFORMATION FROM THE COUNCIL

As outlined in last month’s newsletter, Lambeth is currently looking at the best way of developing the estate. Rather than procuring all the different experts needed to work with residents to design the new estate all in one go, we want to approach Fenwick in a more agile way and appoint streamlined teams, in phases, as they are required.

Taking learning from our experiences on Fenwick and our other estate regeneration projects, this approach will allow us to make adjustments to the team as it moves forward, responding to the needs of the project and interests of residents.

The Council is committed to building more and better homes on the Fenwick estate. It is important that we get this right. We believe that this approach will provide the council and importantly you, the residents with the best possible journey towards the future of the estate.

KEY GUARANTEES AROUND RENT FOR SECURE TENANTS

Some secure tenants have asked how rents will be set for the new ‘assured lifetime tenancies’ following the redevelopment of Fenwick Estate.

The Key Guarantees have been put in place to set out what you can expect from the Council.                     Key Guarantee 3 for secure tenants assures:

‘Your rent, as an assured lifetime tenant living in a newly built Homes for Lambeth home, will be set in the same way as council rents. If you have to pay a higher rent as a result of moving to a newly built home, then that rent increase will be phased in over a five year period.’

EARLY BUY-BACKS FOR LEASEHOLDERS

Leaseholders on the estate can approach the council about selling their property to them. Cases are reviewed on a priority basis, but it’s worth speaking to Bashir about your situation. PROGRESS ON FENWICK SOUTH / PHASE ONE

  • 46 new homes will be delivered by TfL on behalf of Lambeth Council
  • All homes on Fenwick South will be for existing residents on the estate as part of the phasing plan for the wider regeneration
  • Contractors: Site Clearance: Squibb Group | Construction: Mulalley & Co Ltd
  • Site Clearance: October 2018 - Jan 2019 | Construction due to begin in Spring 2019
  • No homes being demolished on Fenwick Estate as part of this phase

Fenwick South preparatory works are continuing according to plan, and you may have noticed that demolition has begun on the affected structures. Squibb’s works are expected to be completed by the end of January 2019 and the site handed over to the main contractor, Mulalley & Co. Ltd, ready for construction works to begin in Spring 2019.

Transport for London (TfL), as the Fenwick South developer, places Health and Safety as its priority.

Squibb has provided site security, monitors different noise and vibration levels and other measures linked to vehicles, environment protection and welfare. Earlier investigations had shown low-risk concentrations of asbestos on the demolition sites, which was carefully removed and disposed of by specially trained personnel ahead of demolition, in accordance with strict regulation.

Following completion of the demolition part of the works, the noise levels will be lower during December and January. No work will be undertaken between 21 December and 2 January.

Are you a council tenant? Join the Resident Engagement Panel!

We’re on the lookout for more tenant representatives to join the Resident Engagement Panel (REP).

These are not decision-making bodies, but they have an important role to play in ensuring the views of Fenwick residents are heard. Best of all, being a member doesn’t require much of your time - just one meeting every six weeks, held on a Thursday evening at 6.30pm and lasting no longer than 1.5hrs.

Join the Fenwick Winter Party!

The Fenwick Estate and Willington Road Resident Association will be holding a Winter Party on Saturday 15 December, 3-7pm @ Fenwick Hall on Willington Road.

Expect fun for all the family, games and prizes, including a best dressed prize! Refreshments will be provided but contributions are also welcome.
