LAMBETH UPDATE

The Council are making progress organising the procurement of a new Development Management Team (DMT) for Fenwick estate. This is a group of specialists who will oversee all aspects of the redevelopment over the next few years.

We expect the formal procurement process to begin shorty with a new DMT  being appointed in Spring 2019.

Residents will have an opportunity to be involved in the selection process and more information will be provided about this in the coming months.

PHASE 1 (FENWICK SOUTH) UPDATE

TfL are due to appoint a contractor to carry out the work on Fenwick South. This development will replace old garages and the former housing office next to the railway with brand new homes for some existing residents will move into.

Residents will have the opportunity to meet the contractors before construction work starts. More information on this will follow in due course.

Hoarding is likely to go up in the next few months to allow preparatory works to begin.

INFORMATION FOR LEASEHOLDERS: KEY GUARANTEES

A key part of the decision to rebuild the Fenwick estate is council’s commitment to enable communities to remain together and we have developed various options to enable resident  homeowners to remain on the estate. These are more fully explained in the Key Guarantees which you can find on our website.

http://estateregeneration.lambeth.gov.uk/key_guarantees#homeowners

The Key Guarantees also include information on the financial compensation and reimbursement of reasonable fees incurred by homeowners as part of the moving process.

Whilst the council is committed to enabling communities to stay together, we are also mindful that homeowners have a choice and that there will be some people wishing to sell their property to the council prior to the redevelopment of the estate, and move elsewhere.

A number of homeowners have expressed an interest in selling their home to the Council, and arrangements are currently being finalised which will allow the Council to start buying homes from some of these homeowners as the need arises from this summer.

If you wish to register an interest in selling your home to the Council, or if you feel your move is urgent and wish to sell to he Council before this time, please get in contact with us on FenwickEstate@lambeth.gov.uk.

INFORMATION FOR SECURE TENANTS: YOUR NEW TENANCY EXPLAINED

In order to provide as many new and better homes as possible, at council rent levels, the Council has set up a separate organisation to develop the new homes: Homes for Lambeth. However, this means that secure tenancies cannot be granted. We understand how important security of tenure is for residents and propose to use Assured Lifetime tenancies for your new homes.

The Council proposes to match the tenancies as closely as possible. The Assured Lifetime Tenancy will provide the same level of security of tenure as a Secure Tenancy.
