FENWICK HALL OPEN DAY

Saturday 22 June

12 - 5pm

Fenwick Hall has been refurbished as part of the regeneration. Check it out and share ideas on how the hall could be used by the community.

You can also meet members of the Homes for Lambeth team as well as TfL and Mullaley, who will be there to answer questions about Fenwick South and regeneration plans.

BUILDING WORK TO START ON FENWICK SOUTH

Fenwick South is the fi rst phase of regeneration works on the Fenwick Estate. Demolition works on the garages and former housing offi  ce have been completed and construction will begin in late summer 2019.

Homes for Lambeth Update

Going forward Homes for Lambeth will write a regular column updating you about what we are doing, what this means for you and how you can get involved.

What is Homes for Lambeth?

Homes for Lambeth is a company set up and wholly owned by Lambeth Council. It has been set up in order to deliver on the Council’s commitment to building better homes for current

residents and more genuinely affordable homes for those waiting on the council’s housing lists.

 

Homes for Lambeth are working closely with Lambeth Council and are managing the regeneration of Fenwick estate going forward. They will act as landlord on the new properties when they are built.

FENWICK HALL OPEN DAY

We’re pleased to be supporting the Fenwick Hall Open Day on 22 June (see details below). As well as celebrating the reopening of the revamped community hall, we will be there alongside TfL and Mulalley to speak to residents about the latest updates on Phase One and the Fenwick Estate regeneration. Antisocial Issues on the estate

Homes for Lambeth recognises that there has been an increase in antisocial activity on

the estate. Numerous steps are being taken to ensure empty properties are occupied. For

example, 18 early buy-backs have been completed to date (leaseholders selling their properties back to the Council) and 16 tenants have moved into those properties under Assured Shorthold Tenancies.

In the meantime, please continue to report antisocial behaviour and maintenance issues through the Housing Management team. For urgent cases where you feel the safety of yourself or someone else is under immediate threat, please call the emergency services on 111.

To report rough sleeping, contact Lambeth Safer Streets Team (SST) by email on sstlambeth@cgl.org. uk or by calling the team on 0207 5010601. Please provide as much information as possible about the rough sleeper and the location of their sleep site.

Alternatively, you can contact Street Link at www.streetlink.org.uk or call 0300 500 0914. Lambeth SST will be then be contacted and will attempt to locate the rough sleeper within 48 hours. Lambeth Council recently opened a new state-of-the-art hostel in Vauxhall for those in emergency need.

 

Estate Maintenance Issues

 Following the estate walkabout in March to investigate repairs issues on the estate, a programme of works is currently underway to address drainage, guttering and uneven or broken paving across the estate and will continue throughout the summer.

The management of the estate continues as normal and all repairs can be reported either by phone on 020 7926 6000, in-person at the local area offi  ce (91 Kennington Lane, SE11 4HQ) or online at housingmanagement.lambeth.gov.uk.

There will be an opportunity to speak to Paul Gordon from the Decant Team and Mutoka Namakambo from the Homes for Lambeth team at drop-ins on Weds 3 April and fortnightly thereafter at No.66 Willington Rd, 5-7pm.

Update on Fenwick South / Phase One

  • 46 new council level rent homes are being built by Transport for London (TfL) for Homes for Lambeth
  • Existing secure tenants on the wider Fenwick Estate will have priority for the newly built homes under a local lettings plan
  • The construction contractor is Mulalley & Co Ltd - www.mulalley.co.uk
  • Demolition, site clearance and retaining wall reinforcement has been completed
  • We expect construction to begin in late Summer 2019
  • No homes are being demolished on Fenwick Estate as part of this phase

A message from Mullaley:

Mulalley are pleased to be working with Transport for London (TfL) to construct 46 new aff ordable homes on the Fenwick Estate. This is the fi rst phase of homes as part of the wider estate regeneration. We’re building two new blocks along Cottage Grove with 23 aff ordable homes in each block.

WHAT’S BEEN HAPPENING?

The demolition works are now complete and we’ll shortly be carrying out some site surveys. We expect these surveys to take about 6 weeks but there shouldn’t be too much noise or disruption during this time. We’ll also be installing some site cabins and making some adjustments to the hoarding around the sites.

In the meantime we’re working hard with Lambeth Council planners to fi nalise the external appearance of the blocks and the internal layouts of the new homes.

We expect the main works to start in late Summer 2019 and complete in late Summer 2021.

Once works start we’ll keep you fully updated on progress and let you know in advance if any activities are likely to cause disruption.

COME ALONG TO THE FENWICK HALL OPEN DAY

The refurbishment works to Fenwick Hall are complete and we’re looking forward to holding the Fenwick

Hall Open Day on Saturday 22 June at 12-5pm, 128 Willington Road.

Come along to see the new and improved facilities and fi nd out more about the activities and classes that will be held in the hall for residents to get involved in. We also want to hear ideas for activities you’d like to host there or how you think we can make the most of the hall as a community space going forward.

Homes for Lambeth, TfL and Mulalley will also be there on the day to share updates and answer your questions on the Fenwick Estate regeneration.

DAMP AND PEST INFESTATION ISSUES

Is your home currently aff ected by damp or pest infestation issues? So these conditions can be dealt with across the whole estate rather than just on a case-by-case basis, the TRA would like to understand the full scale of homes experiencing these problems in order to approach Lambeth Council for a joined-up resolution.
