Update from the HFL construction team

As the gas diversion work reaches completion and final connections to all homes made over the next month, residents will notice more activity on Knight’s Walk with further planned ‘enabling’ works taking place. So, before any demolition or construction work can commence, several large trees, need to be removed. The trees have already been identified in the plans, as have those protected trees which will remain and which do not stand in the way of the development.

Importantly, a survey of the underground tunnels must also be carried out prior to demolition works on site. The Car Parking suspension zone will also be agreed this month and will be discussed at the Knight’s Walk residents meeting on Monday 10th June.

Once this work is completed, the hoarding for the construction site will be erected and preparations made by Hills, the Contractor, to demolish the existing garages – all of which have now been taken over and fully cleared by the Council.

Further news will be provided in the June edition of this Newsletter. This will also go to a wider area as detailed plans and key dates for the scheme are put into place.

 

Open Garden event at No 15 cancelled 

Due to unforeseen circumstances, it has been decided not to go ahead with the Open Garden Squares event on Sunday 9th June. Instead there will be a Summer Party during the same afternoon for residents, friends, and neighbours. Please see the invitation here.

 

A rubbish 'good news' story 

In our April newsletter we mentioned how, since the new temporary bin stores were put in place, they had been subject to rubbish dumping and fly tipping.

However, following a concerted joint effort from HFL, Veolia, Lambeth Housing, and Residents, the store areas have been kept clear. The action taken included fixing signs to the bin stores and also sending letters to residents in the area around Knight’s Walk to let them know the proper arrangements for rubbish collection, including bulk collections from Lambeth Council.

A big ‘Thank you’ goes out to everyone involved, including to those who were using the bins in error.

Lollard Street visit

As mentioned in previous newsletters, Homes for Lambeth has now taken management of its first 70 council level rent homes at Lollard Street in Kennington. At the moment residents are moving into these homes via a local lettings plan and through the councils Choice Based Lettings scheme. Last week we had a successful open house event to show residents and councillors around the new homes. They could see what the first Homes for Lambeth homes look like, as well as the new public spaces, built as a part of the development which is open to all residents. Feedback on these new homes was positive, and we also captured lots of comments which Homes for Lambeth can look at for future houses. This included comments around the space left for people to put in their own cookers and fridges in the kitchens and the fixtures and fittings in the bathrooms.

Homes for Lambeth update 

Keith Richmond will be moving on from the role of Homes for Lambeth Resident Engagement Officer and will be returning to the council in another capacity. This will mean that he will no longer be working on Knight’s Walk. He will be replaced by a new Homes for Lambeth Resident Engagement Officer and this position is being recruited to. It is hoped that the new officer will attend the June REP meeting.

Keith, who has been working with residents at Knight’s Walk for over 2 years now, since Lesley Johnson moved on, said “It has been a privilege to work with the residents of Knight’s Walk, I certainly will miss the residents I have come to know over the time and wish them the very best for the future. I intend to keep in touch though and look forward to seeing residents in their new homes”.

 

Parking during construction of Phase 1 

Car owning residents are becoming concerned about where they can park when the construction starts in a few months’ time. We do not yet have the details for the parking suspensions in Renfrew Road. However, we should have this information for the next KWGRA/REP (Knight's Walk Group Resident Association/ Resident Engagement Panel) meeting on 10th June.

Meanwhile, advice from the Lambeth Garages Team is that when spaces are lost at Knight's Walk, residents can park on the rest of the Cotton Gardens estate or on Renfrew Road. This is the same as the situation now. They can use their existing permits at Hurley and Fairford House, or apply for new ones, and can be issued with fobs if they need one.

Free health & wellbeing activities at Knight's Walk 

“Sit Down Yoga” with Claire Hawkins. Claire is an experienced and friendly Yoga teacher. The sessions take place at No 15 Knight’s Walk and last around an hour. You are welcome to stay longer and enjoy refreshments and chat with your neighbours and HFL staff.
