The planning application is currently with the Greater London Authority (GLA) and a decision is expected within the next few weeks.

Before phase one can start there are a number of pre-works that need to be completed. One of these is the removal of a number of trees facing Dorset Road. Work to remove these trees will most likely start in September after the end of the bird nesting season.

Contractor Block A
After reviewing the bids for Phase one, Lambeth Council needed additional information from bidders to ensure value for money. Not all information received from the bidders was consistent, so prices between the different bidders could not be compared accurately. As a result, the council, working with Homes for Lambeth, will be asking current bidders to update their bids. By doing this, the council will be able to choose the bid offering the best value for money with the minimum delay and financial risk. Enabling work is expected to start in October.

Compulsory Purchase Order/buybacks
Lambeth Council have been carrying out land referencing – finding out who has a financial interest in the land at South Lambeth. The next step will be that Lambeth Council will draw up and make an application to the Secretary of State. Further information will be published on the expected timeline shortly.

Green Shop
Works to change the shop from a retail shop to a community space will start in July and are due to finish in September.


We will be holding two drop in advice sessions for resident leaseholders at South Lambeth in September. Details to follow shortly. Representatives from Lambeth Council and Homes for Lambeth will be at the meeting to discuss the different options available for Leaseholders. Your Independent Advisor will also be at the drop-ins to offer support and you will have the opportunity to ask questions about any aspect of the process.

A bit further away - Beckenham Place Park is a great place for hot summer days. The lake in the park has recently been cleaned out and now includes a free family paddle zone with small beach, wild swimming (a small charge is made for this to pay for lifeguard cover) and canoe hire. The park also has a BMX track, skate park and café.

On Saturday 3 August the mansion in the park hosts a day of free music and entertainment by Solo Summer Sessions. There will also be food stalls selling street food. Nearest train stations are Beckenham Junction and Beckenham Hill.

South Lambeth has fantastic groups and activities running in the area. HFL is keen to support some additional community activities for residents. It would be great to hear your ideas about events and activities that are needed. So far, ideas include arts and crafts, chess club, CV writing and employment advice, boxing sessions, a fun day, trips, children’s summer activities, brain training, cooking club, a film project, creative writing classes and seated exercise.
