South Lambeth Estate Newsletter April 2017

The twelve newsletter by the Development Management Team has been produced for South Lambeth estate and is available to read here

 HI EVERYONE 

Welcome to your monthly newsletter for South Lambeth estate. With spring well on its way we look ahead to the next few months of engagement on the estate with new enthusiasm. In this month’s newsletter we have quite a bit to update you on and some dates in the diary for future resident events for you to attend. Here are the headlines covered in the newsletter: 

1) Key Guarantees – On the 23rd March Lambeth Councils Cabinet agreed the updated and finalised Key Guarantees which were improved in response to the consultation held last year with residents. The new booklets will be sent out to you at the end of May. 

2) Leaseholder valuation workshop – Information on the valuation workshop being held by TPAS, your Independent Advisors which will cover what a valuation is the process and what happens after a valuation has been carried out on your home. 

3) Drop-in sessions - As usual we will be in 2 Broadstone on Tuesday afternoons from 3.30-7.00 pm, please pop in anytime and have a chat to us about any concerns you may have about the regeneration, transfers, buybacks or Key Guarantees. Claire, Yvonne and Lauren or Cleo will be there to offer any advice or answer any questions you may have. 

4) Play Space Event Summary – Find out what was fed back at the recent play space consultation event in March and see some of the models made by the children on the day. If you were unable to attend but want to give us your feedback then please pop along to the drop in sessions and let us know what you would like to see. 

5) Naming of the new blocks – As part of the new estate we will need to give each new block a name and we need some creative thinkers to help us. Please get in touch with any suggestions on names for the new blocks, we look forward to your ideas.

CALLING ALL LEASEHOLDERS ON SOUTH LAMBETH ESTATE! 

If you are a leaseholder on South Lambeth Estate you are invited to attend a Valuation Workshop. 

If you want to understand the process of valuing your home, this is the workshop for you. 

The workshop will be facilitated by a Fellow of the Royal Institution of Chartered Surveyors (FRICS), independent of Lambeth Council. 

Topics Include: 

  • What is a Valuation? 
  • Difference between Leasehold and Freehold 
  • Preparing the Valuation Workshop 
  • Methods of Valuations, plus much more

BLOCK NAMING- WE WANT YOUR IDEAS 

As the design of the new estate is progressing we feel it’s time to start thinking about what names the new blocks will have on the new estate. As you know, the current blocks are named after places in sunny Dorset, like the beautiful village of Osmington on the Jurassic coast and the town of Sturminster Newton in the Blackmoor Vale area. We would like you to get in touch with your ideas for new block names, they can follow on from the Dorset theme or pick up a different theme you choose. Send any ideas you have to Claire using the details below and she will pull together a list of suggestions with a reason why you would like this block name. 

Now naming buildings is a serious business! Once we have a list of suggestions from you we will need to check with the fire brigade to make sure that there aren’t any blocks with similar names in the local area that might cause confusion in an emergency. Once we have the list of suggested and permitted names, we will be back in touch for you to choose your favourites!

MEMORIES PROJECT 

We have started to have great conversations with residents about their memories of living on the estate, and we now realise there are a lot of residents who have lived here for a long time. 

We would love to hear your stories and capture your photos, memories and stories about your time on the estate. Please come and see us at 2 Broadstone House on a Tuesday afternoon from 3.30-7.00pm and share your stories. 

We also have some amazing pictures from around the area, if you have any you would like to share we would love to see them.

PLAY SPACE CONSULTATION 

On Saturday 11th March we held a play space consultation to find out what young people wanted the new play areas on the estate to look like. We spoke to around 40 young people (and parents) and got some great feedback. 

We had a variety of methods to gain feedback including drawings of their ideal playground and making models. We recieved some amazing drawings and models to take inspiration from and we will look at how the themes from the day can be included in the new play areas (you can see them below). 

The main themes that were suggested were:

  • Areas and equipment to climb on 
  • Benches to sit and chat to their friends 
  • Swings for all ages
  • Trampolines (or similar to allow jumping)
  • Play equipment which could double up as exercise equipment (like monkey bars and table tennis tables)
  • Slides were also very popular 
  • Green areas around play spaces were really important  

We also asked attendees to look at a variety of play equipment and let us know what they liked and didn’t like. Again similar themes came up on these to the drawings and models. 

Sports pitch

We also wanted to have a focus on the sports pitch on the estate, it is an important part of the estate for the older children on the estate and there were lots of ideas of how this can be improved within the design of the estate. The most popular surface was Astroturf, as the current surface becomes slippery when wet and it hurts when you fall over.

The most popular games played were football and basketball and there was some debated about whether you had them both in the same court or had a basketball hoop separately for people to play one on one. 

Young people hoped that the pitch could be of similar standard to the one developed at Angell Town estate in Brixton.

 KEY GUARANTEES UPDATE 

The estate regeneration programme is about providing better homes for Lambeth residents living on the estates in the programme and to build more homes for social rent to tackle the housing crisis. 

The Key Guarantees set out what you, as a resident, can expect from the council as it rebuilds your estate. 

The Key Guarantees aim to: 

  • Give certainty to residents about the estate regeneration process 
  • Give an offer to residents that reassures them that rebuilding will be as stress-free as possible 
  • Give people the opportunity to stay on their estate and help keep communities together 

The Key Guarantees were first published in July 2015 and following a review by TPAS (a well-respected tenant engagement organisation). An improved set was published in 2016, which is what we consulted with you and your neighbours on last year. You can see the detailed feedback on the estate regneration website:

This shows the feedback the Council got from residents and the response from the Council. On the 23rd March the Council’s cabinet met and agreed the new and improved guarantees. 

Following the Cabinet decision to approve the improved Key Guarantees, we will working to create a new booklet which will set out the full details of the Key Guarantees. We will aim to get this to residents in May. In addition, starting in June this year the Council will talk to residents about the details of the future tenancy and leasehold agreements. For tenants, this will include whether a contractual ‘Right to Buy’ will be included in this future tenancy agreement.

INDEPENDENT ADVISOR 

Hi folks 

I have been working on the South Lambeth estate for 2 months – how time flies! 

I aim to meet and work with as many residents as I can. There is a lot of change going on at the moment and my role is to support you as residents through that change. However, I think we could make some of that change fun! 

Do you have any budding project ideas that you think might make a difference to the estate? 

It could be coffee mornings, arm chair exercise, arts and crafts, after school activity… all ideas welcome. 

As a reminder, Claire and I will be at no.2 Broadstone every Tuesday from 3.30pm – 7.00pm. On the 25th April we will have a coffee (or tea) and cake drop-in, further details will be sent closer to the time. 

Feel free to pop in for a chat – we get lonely!
