What’s happening on your estate:
The council are committed to building more and better homes on Fenwick Estate. Because we want to produce a design which you, the residents, are happy with, we will be doing all we can to ensure that you are:

What is Homes for Lambeth?
We are a company wholly owned by Lambeth Council and our goal is to build more and better homes for the people of Lambeth. By doing this we will also build strong and sustainable communities, delivering high-quality homes while we also maximise the number of homes provided at council level rent. The council will have important decisions to take as our owner. The Cabinet will perform this role for the council and has set up the Ownership and Stewardship Panel to scrutinise and monitor us.
What is happening now?
Since it was established, Homes for Lambeth has been working on our plans to support the council to build the more and better homes that the borough needs. As a part of this work, several things that were previously done by the council will now be done by Homes for Lambeth. One of the things that has been transferred from the council to Homes for Lambeth is resident’s engagement – the people who you speak with when you have a question about the rebuilding of your estate.
To ensure a smooth handover, a number of people who work for the council have moved to Homes for Lambeth. The Independent Advisors will continue as before.

On 13 March Mutoka Namakambo from the Homes For Lambeth Regeneration team organised a walkabout on Fenwick estate with Lambeth’s Housing Team, their maintenance contractor, a TRA representative, Councillor Windle and our HfL engagement consultants at
The group identiﬁed several areas where there are problems with drainage, guttering and uneven or broken paving across the estate. You may have seen cherry pickers on that day, which were used to assess issues with blocked guttering. The maintenance contractors are now working out a programme of works with the intention of addressing these problems on the estate over the summer.
The management of the estate continues as normal and all repairs can be reported either by phone on 020 7926 6000, in-person at the local area oﬃce (91 Kennington Lane, SE11 4HQ) or online at housingmanagement.lambeth.gov.uk
- 46 new council level rent homes are being built by Transport for London (TfL) for Homes for Lambeth
- Existing secure tenants on the wider Fenwick Estate will have priority for the newly built homes under a local lettings plan
- The demolition & site clearance contractor is Squibb Group - squibbgroup.com
- The construction contractor is Mulalley & Co Ltd - www.mulalley.co.uk
- We expect demolition and site clearance to complete in April 2019
- We expect construction to begin in Summer 2019
- No homes are being demolished on Fenwick Estate as part of this phase
TfL’s demolition contractor, Squibb, has demolished the old buildings and is continuing to work on strengthening the boundary wall. The demolition contractor is still working hard to minimise disruption to local residents. They’re paying close attention to reducing noise and dust and trying to minimise disruption to local traﬃc and parking. The site has been secured and the works are progressing.
When the demolition contractor has ﬁnished they’ll hand the site to our construction contractor Mulalley and Co Ltd., who will then carry out some site surveys. In the meantime we are working closely with Mulalley and Co Ltd. to ﬁnalise the design of the new homes.
Before construction begins you’ll be invited to a local exhibition where you can see the building designs and meet the project team.

Works to the TRA hall are due to start the beginning of April and the hall is expected to reopen in mid-May. Once ﬁnished, residents are encouraged to come and take a look around. We’d also love to hear your ideas for fun activities we can run in the revamped space and how the hall could be utilised by residents on the estate moving forward.
Other ways to get involved:
We will shortly start planning the annual coach trip in August, so please feel free to share suggestions of where we should go to this year. We are also on the lookout for any residents who would like to manage a Facebook or Instagram page for the TRA, to hopefully make it easier for residents to stay connected.
