Over the past 9 months, feasibility work has been undertaken by the Council, supported by architects Pollard Thomas Edwards (PTE), to consider regeneration options for South Lambeth Estate. Over that time period, the Council has been in contact with 164 households on the estate and we would like to say thank you to all those residents who have contributed to this process.
The feasibility process is now complete and a report will be made to the Council’s Cabinet on Monday 12th October, setting out the full details of the work undertaken, the range of consultation/engagement events, the surveys, and the report will make recommendations as follows:
- A recommendation to retain Wimborne House and where appropriate carry out some minor refurbishment works; and
- A recommendation to redevelop all the low-rise buildings at South Lambeth Estate.
For clarity, if Cabinet agrees to these recommendations that will mean that the five low-rise blocks at South Lambeth estate (namely Broadstone, Sturminster, Swanage, Verwood and Osmington) will all be redeveloped and replaced with new and additional homes. Existing residents will have priority for the new homes, and all Council tenants will be offered a new home on the estate which meets your housing need.
The Cabinet Report will be published on the Council’s website on Friday 2nd October. Our feasibility work with residents has enabled us to develop a set of Masterplan Objectives for taking the project forward. These were displayed at the event last Saturday.
If redevelopment were to take place, then the Council’s Key Guarantees to residents will become effective for all residents, whose homes will be replaced. These Key Guarantees include:
- for tenants, that you are guaranteed a new home on the estate, sized according to your housing needs; and
- for leaseholders, that there are a variety of options which will enable you to remain living on the estate in a new home.
If Cabinet agrees to the recommendations, then the next step will be to commence the masterplanning process, and we will contact all residents after the 12th of October Cabinet decision.

Resident Estate Panel Meeting: The next meeting of the Resident Estate Panel (REP) is on Monday 28th September 2015 at the Caretakers Office starting at 6:30 to 8pm. We still have vacancies for resident representatives for the low rise blocks, if you are interested in being a tenant or leaseholder member of the ERP please contact us.
Residents Bus Tour: Can I also remind residents who have registered to attend the tour of other estates on the 1st of October 2015 to ensure they contact us to confirm attendance.
Drop in sessions: As confirmed we are holding fortnightly surgeries on the estate in the Caretakers' Office (at the side of Wimborne House) between 5-7pm on the following Mondays: 21st September, 5th and 19th October, the 2nd and 16th November and the 7th and 14th December.
