The tenth newsletter by the Development Management Team has been produced for South Lambeth estate and is available to read here.
We have a bumper edition this month as we want to tell you about everything that is going on. The key items are:
- The site investigations works: This is an important part of the estate regeneration process and gives us a clear idea of what the ground underneath the estate is like.
- Football sessions: Look Twice will be launching their football sessions in March and there are some contact details in here so you can find out more.
- Akerman Road Development: We are giving residents an opportunity to come and see Lambeth’s new development and give us your feedback, the details are on the back page and we hope that you can pop along on the 25th February to see it for yourself.
- Workshop: There will be workshops planned for residents to understand how the sizes of your new homes differ from your current ones. We will deliver a leaflet to advertise this so keep an eye out on your doorstep as I know a lot of you want to know about the size of your new home. We expect this to take place toward the end of the month or start of March.
- Drop-in Sessions: Regular drop-in sessions will continue at No.2 Broadstone, where you are invited to come and chat to us about any concerns or questions you may have. They will take place: Every Tuesday 3:00 to 6:30pm (from the 14th February).
FOOTBALL LAUNCH AND PLAY SPACE CONSULTATION
We are really pleased to tell you that Look Twice who ran the football tournament on the Fun day back in October will be launching football coaching on the estate from March.
So if your child is a budding Ronaldo or Messi or just loves playing football then please get in touch with Look Twice on [email protected] or 07496 933 902.
We will be combining this launch with our play space consultation and more detail will be in next months’ newsletter.
Work experience opportunities
Are you or do you know anyone who is interested in gaining work experience in:
- Engineering within the built environment;
- Architecture; or
- Community engagement?

Site investigations will be carried out on South Lambeth Estate from the week commencing 20th February. The contractor will be on site from the end of the previous week to set up their site compound. They will test the ground conditions in and around the areas where new buildings are going to be built. Some parking bays will need to be suspended at different points during the works to allow machines to access the locations of the tests. There will be three types of holes dug across on the estate. Various samples are needed to understand the ground conditions on the estate. The ‘Map of Site Investigation Works’ shown on the previous double-page shows approximately where each hole will be, where fencing will need to be temporarily removed or parking bays suspended. These tests will be used to help us determine what foundations and drainage that are needed for the estate. The site investigations will take approximatively 3 weeks.

- Each Borehole indicated on the map will be dug one at a time, they will measure 25cm wide and 30 metres deep and will take 2-3 days.
- The machine used will be 7 metres high and require approximately 5 metres around the hole.
- The noise from this equipment is less than a car engine running.
- A window sample is a short activity that will take about 2-3 hours.
- It involves a small tube being pushed into the ground.
- Again the noise from this equipment is less than a car engine running.
- A small excavator machine will be used to dig a shallow pit.
- This should take no longer than 30 minutes at each location depending on the condition of the ground.
Important practical information and hours of working
Any contractor carrying out works on the estate will be wearing an identification badge. There will also be multiple crews working across the estate during the works. It has been agreed that the conditions around the holes will be carefully recorded before and after works are completed. Once digging is completed, the bore hole will be capped and the contractor has committed to returning paving, surfaces and fences to the same conditions that they were found.
It has been agreed that digging time will take place between 8am-4pm. Each site investigation area will be fenced off, to ensure your safety and they will be secured at night. If you have any questions please contact Claire Callow on 020 7089 2138.
CURRENT MASTERPLAN LAYOUT, SHOWING BUILDING HEIGHTS

We would like to thank everyone who came along on the 14th January to the developing masterplan exhibition at no. 2 Broadstone.
60 residents attended on the day and gave us their feedback.
For those who were unable to attend on the day, the emerging masterplan is shown overleaf which. It shows that there have been a few changes since the October Fun Day.
You can still come and see what was displayed on the day by popping into no. 2 Broadstone (times below)and we welcome your feedback, questions and any other comments you may have.
We will be available at no. 2 Broadstone on a regular basis:
Every Tuesday from 3:00 to 6:30pm.
The main feedback from the day was as follows:
- Front doors/gardens on the street were welcomed.
- Solid balconies were preferred for privacy.
- The through-route between Wimborne and Palfray Place was mentioned and initial designs for the community room were positively received.
- The improvements to landscaping near Melcombe House were welcomed.
- There were discussions regarding the entrance to Wimborne House and how this could be improved.
- There were questions around maintaining continuous use of retail throughout construction and what the options are for current retailers.
- There were some concerns about balconies overlooking gardens on Wilkinson Street and Albert Square.
- There are issues with the building line being bought forward too close to residents homes.
- Residents on Clapham Road were concerned with the height of the new buildings.
- Concern about noise from new buildings.
- Some residents suggested the use of lighter coloured building materials as they believed this would allow light to be reflected off them.
- Some concerns were raised about the courtyard block and the play space within it - would this be too noisy for residents?
- Residents gave some ideas for play spaces including table tennis, chess boards on the floor and seating.
- There were concerns raised about the amount of light reaching of the phase one buildings.
- Residents were keen to see what their new homes would look like.
- Residents did not want Albert Avenue to be opened up to connect through to the proposed mews street.

INDEPENDENT ADVISOR UPDATE
It was very pleasing to see many residents attend the recent session at the newly opened Hub at 2 Broadstone House. We had some really interesting discussions with residents, many of whom felt that they felt better informed having seen proposals, model plans and spoken with members of the Development Management Team, Lambeth staff, your Independent Advisor and most importantly, other residents from South Lambeth and the surrounding areas.
Please do remember that the more you find out, the more you will be able to influence the plans and understand how you will and your neighbours will be impacted at different stages, as well as what options are available to you.
Things have continued to move along in the process since I started in December 2015 and I will also be moving on from South Lambeth. However, I am only a part of the Tpas Team and you will still continue to have support from my vastly experienced (and some say better, but we won’t go there) colleague, Yvonne Williams. Yvonne will continue to support you throughout this process by representing the views of residents, advising residents of options and working with Lambeth and its partners to try and ensure you are have access to good quality and clear information and advice, primarily about the regeneration, but will also support you where possible with advice on other issues relating to issues affecting South Lambeth Estate.
From my point of view having knocked every door in rain, sleet, snow and some sunshine, it has been a pleasure to meet and work with so many pleasant and passionate individuals and I wish you all the best for the future and look forward to hearing how you’re progressing in the future.
My name is Yvonne and I will be taking over from Michael as your independent advisor for the estate. I am sure you will join me in thanking him for the hard work he has put in over the past few months and join me in wishing him well in his role. I just want to tell you a bit about myself.
I have over 25 years experience of working within the public sector and most recently, as a Head of Service for a West London Housing Association.
I am a great communicator and manager and been able to cultivate a wide range of valuable networks and relationships that have benefited the communities that I work in.
I also work as the Operations Manager for a London based charity supporting the needs of vulnerable children and young people through the power of counselling and mentoring.
I am really interested in community regeneration and enterprise. I would say my true passion is to see real change in the Youth Justice System by addressing inequality and ensuring that children and young people have a strengthened voice in all areas of their lives.
I am a bit of a workaholic, but when I’m not glued to my computer screen I love to sing, dance and spend time with my family.
I really look forward to meeting you all and I will start to be on the estate on a regular basis at the Tuesday drop-ins.(Details on the front page)

Akerman Road Development
We are proud to announce that the new Akerman Road development is now complete! Akerman Road, in North Lambeth’s Vassall Ward, is the first directly developed Council housing scheme to be built in Lambeth in 10 years.
The development comprises of three four-bedroom houses which have been built to Passivhaus standard in a Victorian terrace damaged by Second World War bombing and six flats –two each of one-bed, two-bed and three-bed layouts which were built within the listed old Akerman hostel. They have all been built to ‘lifetime homes’ standards, meaning they can easily be adapted to people’s changing needs as they grow older.
The Housing Regeneration team would like to invite you to an open day to look around the new homes and to hear more about the development. The open day will take place on:
